Choosing and customizing a child theme

As a newbie I am trying to figure out what theme would be best for my web-sites. For instance if I am having a site developed for real estate rentals would I use the AgentPress theme or the corporate theme? I have a mortgage, insurance and real estate site that I have to choose a theme for as well. Does it come down to personal preference, customization or are there other factors? How does one know how much a theme can be customized? Thanks for the feedback
