difficulties updating theme

I am not sure if this is an issue with the theme itself or perhaps the process in which I update my theme is incorrect.

When I make changes to my theme, such as adding/removing pages, changing homepage images, changing font size/color/type, anything in the stylesheet, etc and update it. I go to the live site and see the changes have not been implemented. Either it takes 5-10 minutes for the changes to update, or the changes are not reflected at all on the site.

This is after clearing my browser cache an re-loading the site.

i.e I removed a page called "about us", and when I visit the site I see that it has been removed. but when i click on "contact us", the "about us" page re-appears ONLY on that page
